Our Terms & Conditions

  • Bookings at Belmont House are subject to the following terms and conditions.

    A contract between you and the owner comes into existence when payment is received and a booking confirmation is issued showing the confirmed dates. This contract binds you and all members of your party.

    A non-refundable deposit of 25% of the stay cost is payable at the time of booking. Bookings made less than two weeks before arrival must be paid in full. The balance must be paid no later than two weeks before arrival, unless otherwise agreed.

    Failure to comply with these terms may result in termination of the contract and loss of the booking.

    No parties or events are permitted. Room occupancy must not exceed two persons and one infant. Only guests listed on the booking form may occupy the room.

    Bookings cannot be accepted from persons under eighteen years of age. The owner reserves the right to refuse any booking.

    Check-in is from 4pm unless otherwise agreed. Check-out is by 10am on departure day.

    Pets are not permitted. Smoking or vaping inside the premises is strictly prohibited and will result in immediate termination of occupancy and forfeiture of payments.

    Guests accept responsibility for any loss, theft, breakage, or damage caused during their stay. Please report any damage promptly.

    Furniture must not be moved. Doors and windows should be secured when the property is unattended. Electrical appliances should be switched off when not in use.

    Bath towels must not be taken to the beach or river. Beach towels are available on request.

    Additional cleaning charges may apply if accommodation is left in an unacceptable condition. Lost keys will be charged.

    Subletting is not permitted.

    The owner is not liable for temporary defects or outages of utilities or internet services.

    Personal belongings are the responsibility of guests.

    Parking is limited to one vehicle per room in designated spaces.

    Guests are asked to respect neighbours and keep noise to a minimum between 11pm and 8am.

    Any complaints must be reported immediately during the stay. Complaints raised after departure will not be considered.

    The owner reserves the right to amend these terms without notice.

    Guests may not bring outside food to consume in bedrooms or dining rooms.

    The guest lounge is available for resident use. The piano may be played between 10am and 10pm.

    Breakfast is served from 8am to 10am. No refund is given for missed breakfasts.

    This property is privately owned and forms part of our home. Guests are expected to treat it with respect.

  • All cancellations must be notified in writing.

    If you cancel your stay more than two weeks before it is due to start, your deposit will be forfeited.

    If you cancel less than two weeks before your stay, the full balance remains due and is non-refundable.

    We strongly advise that you take out comprehensive travel insurance to cover cancellations. If you choose not to do so, you accept responsibility for any loss that you may incur.

    Your booking will not be cancelled by the owner except in exceptional circumstances beyond our control. In this event, you will be notified as soon as possible and all payments made will be promptly refunded.

    Our liability for cancellation is limited to payments made to us.

  • Bookings at The Old Cider House are subject to the following terms and conditions.

    A contract is formed when payment is received and a booking confirmation is issued.

    A non-refundable deposit of 25% is required at booking. Bookings made less than four weeks before arrival must be paid in full. The balance is due no later than four weeks before arrival.

    Failure to comply with these terms may result in termination of the booking.

    No parties or events are permitted. Occupancy must not exceed six persons and one infant.

    Guests must be over eighteen years of age. The owner reserves the right to refuse bookings.

    Check-in is from 4pm. Check-out is by 10am.

    Pets are not permitted. Smoking or vaping is strictly prohibited.

    Guests are responsible for any damage, loss, or breakage. Please report issues promptly.

    Furniture must not be moved. Shoes should be removed before entering the house.

    Please secure the property and switch off appliances when unattended. This is an eco-friendly home.

    Bath towels must not be taken off-site. Beach towels are available on request.

    Additional cleaning charges may apply. Lost keys will be charged.

    No compensation is given for temporary utility or internet outages.

    Personal belongings are the responsibility of guests.

    Barbecue equipment must be cleaned after use.

    Any complaints must be raised during the stay. Complaints raised after departure will not be considered.
